The Buying Process

1. Contact Us

Contact us online or call us to see if St. Michael Realty process is a good fit for you. We will learn some background on your home search and answer any questions you may have. Reach out to us as soon as possible to ensure you will be able to receive the rebate, if you contact another agent to show you a home, you may have to work with them. Whether you have a specific question or would just like more information, we would love to hear from you. There is no obligation to use our services; just a friendly conversation to see if we can help you save thousands of dollars on your next home buying. We can also set up an automated E-Mail alert for homes that match your criteria. This ensures you see every home the moment it comes on the market. 

2. Get Pre-Approved

We require our clients to get pre-approved with a local lender of their choice before we schedule showings. Once you get pre-approved, you can see as many homes as you like. It is important to use a local lender rather than an online lender. Working with a local lender shows that you are serious about buying a home and makes any offer stronger. If you do not have a lender, just ask and we will recommend you one. Please email us the pre-approval Letter as soon as you receive it.

3. Find Your Dream Home

You identify the homes you are interested in. You don't have time to search the MLS everyday? No problem, simply let us know what your search criteria is and we will set up an automated listing alert so you never miss a home. Choose the homes you want to visit and contact us with the homes information. We'll schedule the showings and our agent will meet you at the home. We make scheduling showings as easy as possible for you, just text or email us and we will schedule the showings. Days, evenings and weekends whatever works for your schedule.

4. Make an Offer

After you found and visited the home you were searching for, now you are ready to make an offer. Our Principle Broker will work with you to determine the fair market value of that home, using the most recent and relevent market data, comparable homes, his experience and Knowledge to give you confidence in your decision making process.

Our principle broker also will work directly with you to strategically craft offers and strategies to get the best deal on your new home. He takes negotiating very seriously and makes great efforts to employ the most effective strategies to get our clients the best deal possible. Efficiency is one of our strengths so all our offers and contracts are signed electronically within minutes.

5. Under Contract

Once your offer is accepted and you are under contract, we will be with you through every step, including the home inspection and appraisal. We will be there during your final walkthrough and at the settlement table. We're dedicated to keeping you informed and on top of things all time.

6. Close on Your Home and Receive the Rebate

If buy a home with any brokerage, on average the agent receives a commission of 3%, paid by the seller, but your agent keeps it all.

At St. Michael Realty, we keep only 1% out of the  received commission from the seller ($5000 minimum), we buy you a one year home warranty (Optional) so you can have a peace of mind, and the remaining commission is rebated back to you at closing.
